Tesoro Group is seeking an experienced Property Manager (Compliance Focused) for their team to help cover (1) property in Minneapolis, MN (55404). The ideal candidate will have 2 years’ experience in property management, ideally multiple properties and have experience with affordable housing (tax credit and section 8). This role is contract to hire (90 days before conversion) or can go direct hire for the right candidate.

Salary: $31.25/hour or $65,000K DOQ. This role is contract to hire (90 days before conversion) or can go direct hire for the right candidate.

Schedule: Monday – Friday 8am – 5pm.

Job Duties and Responsibilities:

Supervision and Management:

• Oversee the day-to-day operations of multiple properties within a designated area.

• Manage and supervise property managers and on-site staff.

• Ensure compliance with company policies and procedures, as well as local, state, and federal laws.

• Develop and implement strategies to improve property performance and tenant satisfaction.

Financial Management:

• Prepare and manage budgets for multiple properties.

• Monitor financial performance, including income, expenses, and occupancy rates.

• Ensure timely collection of rent and other payments.

• Manage operating expenses and capital expenditures.

Tenant Relations:

• Address tenant concerns and complaints in a timely and effective manner.

• Maintain positive relationships with tenants and property owners.

• Ensure compliance with fair housing laws and regulations.

Marketing and Leasing:

• Oversee marketing and leasing efforts for multiple properties.

• Develop and implement strategies to attract and retain tenants.

• Negotiate and manage lease agreements.

Maintenance and Repairs:

• Oversee maintenance and repair activities for multiple properties.

• Ensure that properties are well-maintained and in good condition.

• Manage vendor relationships and contracts.

Other Responsibilities:

• Conduct regular site visits to assess property conditions and operations.

• Prepare reports and presentations on property performance.

• Identify opportunities for growth and expansion.

• Stay up-to-date on industry trends and best practices.

Qualifications and Experience:

• 2 years’ experience in residential property management – income restricted/section 42 experience is required.
• Knowledge of affordable housing programs.
• Knowledge of government subsidy programs.
• Working knowledge of Microsoft Office Suite, Outlook, and Excel.
• Strong computer literacy skills including experience with Yardi, Fortress or other property management software is strongly preferred.
• Have a valid driver's license, insurance and reliable transportation as this role will be roving.
• Be able to pass a Kari Koskinen background check before employment.
